According to the market report of Batdongsan.com.vn just announced, in February, the demand for real estate search tended to increase in most types compared to the same period last year. Interest in real estate increased by an average of 23% compared to January, of which Hanoi and Ho Chi Minh City increased by 22% and 29% respectively.

Notably, the type of land and land plots witnessed both increased interest and the number of listings for sale in many localities.

For example, in February, Ho Chi Minh City recorded the number of listings for sale of land plots and project plots increased by 6% compared to the first month of the year, the demand for this type of search increased by more than 18% in the past month.

Thu Duc city and Cu Chi, Nha Be and Binh Chanh districts are the areas where the number of advertisements and the demand for land plots have increased the most. These are also the localities with the most exciting transactions and fluctuations in the prices of land plots and townhouses in the first months of the year.

The selling price of primary land plots in many localities is also kept quite high. The lowest price of primary land in Ho Chi Minh City is currently 48 million VND/m2, the highest is 97 million VND/m2 with project land.

Binh Chanh, Nha Be and Thu Duc districts are the areas with the highest increase in land interest index after Tet. The average land price in the two southern districts was recorded at 6 billion VND/lot from 150 to 150. 200 m2, which is about 22-30 million VND/m2. Particularly for Thu Duc City, a 100 m2 plot of land in District 2 has an average price of 4.5-6 billion VND (about 45-60 million VND/m2), while in District 9 from 3.5-4, 8 billion VND (about 35-45 million VND/m2).

The provinces and cities adjacent to Ho Chi Minh City such as Binh Duong, Ba Ria – Vung Tau and Long An also continue to have demand for land plot transactions increase by 12-17% over the previous month.

In addition, provinces such as Da Nang, Khanh Hoa, Lam Dong and Dong Nai are also markets with high growth in demand for land plots in February. In which, Lam Dong has a 41% increase in searches for land plots. , followed by Khanh Hoa and Da Nang, respectively recording a 32-34% increase in the demand for land plot transactions, and Dong Nai also saw a 25% increase in the number of land plot searches compared to the previous month.

Recognizing the trend of increasing demand for land, the expert of the above unit said, due to concerns about price slippage when money is pumped into the market through economic stimulus packages and disbursement of public investment, demand demand for accumulation of assets attached to land as a safe haven channel will increase this year.

For the group of mainland real estate, land plots are more affordable than townhouses, villas or shophouses, so they will attract quite medium-sized capital flows or more.

However, according to experts, the phenomenon of “hotness” on a large scale in the market is unlikely to happen, but only locally in some localities benefiting from planning and infrastructure.

Recently, the People’s Committee of Quang Tri province has issued a document asking departments, branches and local authorities to assess and control the risk of a real estate “bubble” and strengthen the management of the real estate market.

In this document, Quang Tri Provincial People’s Committee said that in the past time, some organizations and individuals have not complied with regulations on real estate business. In areas where projects are expected to be implemented such as residential areas, urban areas, economic zones, industrial parks, and rural areas, there have been real estate “speculation” activities causing “virtual fever”. In order to correct the above situation, the Provincial People’s Committee requested the Provincial Department of Construction to strengthen the strict management of real estate projects, especially real estate formed in the future; check and rectify real estate brokerage activities, ensuring compliance with regulations; promptly detect and prevent the phenomenon of real estate “speculation”, preventing “price fever” and “bubbles”…
